Job Summary:

As a Land Acquisition Manager, you will be a key player in our industry-leading home building team, responsible for identifying, evaluating, and securing prime land locations for community developments. This role requires a strategic thinker who can navigate the complexities of the local land market, negotiate advantageous deals, and drive land acquisition efforts that align with our growth objectives. Your expertise in land use, financial analysis, and market dynamics will be essential in securing sites that meet our quality standards and development timelines.

Primary Responsibilities:

  • Land Feasibility Studies: Collaborate with marketing, production, and development teams to conduct thorough land feasibility studies, ensuring potential sites meet our criteria for successful community development.
  • Land Acquisition Negotiations: Engage directly with landowners to negotiate and secure prime sites at competitive prices, ensuring alignment with strategic goals.
  • Development Analysis: Provide accurate and timely development analysis, including financial projections, land use strategies, and risk assessments, to guide acquisition decisions.
  • Site Development Oversight: Partner with the development team to oversee site development processes, including zoning, planning, utility systems, and environmental assessments, ensuring efficient use of land and cost-effective completion of lots.
  • Competitive Monitoring: Work closely with the marketing team to monitor local home building trends, competitor activities, and pricing strategies, adjusting acquisition efforts to capitalize on market opportunities.
  • Community Representation: Act as a representative within the local community, building relationships with key stakeholders and ensuring the company’s interests are well-represented in all interactions.
  • Lot Development Coordination: Manage the arrangement and coordination of lot development activities, ensuring all projects meet standards for quality and efficiency.

Qualifications:

  • Experience: Land acquisition experience - sourcing and/or analysis
  • Education: Bachelor’s degree in Real Estate, Finance, Urban Planning, or a related field.
  • Expertise: In-depth knowledge of land deal structuring, land planning, zoning laws, and real estate finance.
  • Skills: Strong negotiation skills, analytical abilities, and a deep understanding of local market dynamics and regulatory environments.
  • Homebuilding Industry: Experience in the homebuilding industry is highly desirable.
