Overview: The Maintenance Supervisor is responsible, under the general supervision of the Regional Maintenance Supervisor for all phases of general repair maintenance, physical condition, and preventative maintenance of assigned properties ensuring that the properties are always maintained in good physical condition with a stabilized fiscal operation.
Location: South Bend, IN / LaSalle Park Homes and William C Ellison
Schedule: Monday - Friday, 8:00am-4:30pm, on call rotation required
FLSA Status: Full time, non-exempt, hourly

Essential Functions and Responsibilities: - Provide mentorship to the maintenance staff by following all company policies and procedures while presenting an appearance that reflects a positive image to the property, company, and ownership.
- Maintain daily work schedule and reporting processes.
- Complete work orders, interior and exterior repairs including, but not limited to; electrical, plumbing, HVAC, drywall repair, painting, carpentry, appliances, or any other maintenance related tasks requested by Property Manager and/or Regional Supervisor.
- Review and approve all maintenance team timecards and expense reports.
- Maintain Employee certifications and opportunities for new certifications.
- Assist in providing internal and external training seminar opportunities for maintenance personnel.
- Provide leadership and coaching by implementing individual, team and property goals that maximize potential career growth.
- Assist in coordination of regular leadership meetings for process writing and training.
- Maintain excellent curb appeal ensuring grounds, common areas, and amenities are always in immaculate condition.
- Manage the "make-ready" process to prepare vacant apartments for leasing and new move-ins to include the following: pre-move-out inspection, creating a "punch" list, scheduling vendors, obtaining needed supplies and materials, completing all maintenance repairs, and inspecting completed work.
- Must be able to delegate, inspect and perform the work when needed.
- Maintain and participate in the 24 hour on-call schedule and process to handle service requests.
- Provide third call back-up assistance for 24 hr. on-call, EMS, and Fire support.
- Monitor and track customer service through work order processing and Yardi reports.
- Coordinate and maintain security surveillance systems per property as needed.
- Each Maintenance Supervisor is required to be accessible to properly communicate 24 hours a day. The only exception is approved vacation.
- Maintain company preventative maintenance program including the creation and adaptation of appropriate forms to document PMs and property unit logs.
- Procure bids for Lawn Care and Snow removal per property as well as supporting documentation for vendor packets.
- Ensure each associate has access to proper safety equipment, first aid and safety measures are strictly enforced.
- Ensure all Local, State, and National building codes and inspections are met and maintained at appropriate levels.
- Ensure all maintenance team members comply with all work-related activities in a fair, ethical and consistent manner in accordance with The Federal Fair Housing Act.
- Responsible for inspection and repair of structural building wear and tear.
- Ensure properties are properly prepped for Winter and Summer, also participate in the seasonal property inspections.
- Report any maintenance issues, observed violations of property rules or regulation and all safety issues/concerns to the Property Manager and/or Regional Manager.
- Provide procurement and servicing of all maintenance and ground equipment.
- Maintain a positive relationship with suppliers, vendors and other professionals servicing the properties.
- Provide approval to all purchases over set amount provided each property.
- Utilize Bradley Co. name and volume to maximize buying power.
- Provide accurate, timely and thorough reporting of expenses while ensuring we remain within budgeted guidelines.
- Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance shop(s) by tracking inventory used and maintaining stock of most common parts used.
- Actively participate in process improvement meetings.
Qualifications/Requirements: - Must hold a valid EPA certification
- Valid Driver's License
- Minimum of 1 year in a maintenance supervisor role
- Excellent planning and leadership abilities
- Knowledge of health & safety practices and regulation
- Excellent communication and interpersonal skills
- Must hold a valid EPA certification.
